Angus, Ontario

Reliable Plumber in Angus, Ontario

Angus is twenty minutes west of us on Highway 90, which makes it one of the fastest places we get to. It is a town of newer subdivisions, a lot of rental turnover around the base, and sandy ground that behaves nothing like Barrie clay. We handle the posting-day inspections, the landlord calls and the wells out toward Baxter and Ivy.

  • Twenty minutes down Highway 90, so Angus is genuinely a same-day town for us
  • Pre-posting and end-of-tenancy inspections turned around fast, with a written report
  • Sandy-soil work: settled laterals, sump discharge and shallow runs done properly
  • Wells and septic out through Baxter, Ivy, Utopia and Egbert
Local Plumbing You Can Trust

Your local plumbing team in Angus

Angus is the closest of our out-of-town runs, twenty minutes down Highway 90, and that shows in how we schedule it. Same-day here is routine rather than a favour, and for anything genuinely urgent we can often be there faster than a company working out of the south end of Barrie.

Two things make the plumbing here specific. The first is turnover. With the base next door, a lot of houses change hands or change tenants on a posting cycle, which means inspections with a deadline attached and repairs that have to be documented properly for a landlord, a buyer or a relocation file. We write it up so it holds up.

The second is the ground. Angus sits on sand, not the clay we are used to in Barrie, and sand moves. Service laterals settle into bellies that hold water and catch everything that goes down them, and shallow runs put in decades ago sit closer to frost than anyone would allow today. A camera tells you which of those you have in about twenty minutes.

On inspections, be honest with us about the deadline. If you have a walkthrough on Friday and you need a plumbing report in hand before it, say that when you book rather than hoping it works out. We will either commit to the date or tell you we cannot make it, and both of those are more useful to you than a maybe. The report covers what we found, what needs doing now, what can wait, and roughly what each item costs.

The newer subdivisions here are reaching an interesting age. Houses put up through the late nineties and two-thousands are now on their second water heater, their first sump pump replacement, and the point where builder-grade shutoff valves start seizing. None of that is dramatic, but it does mean the small stuff starts stacking up. Fixing four minor things in one visit costs a lot less than four separate call-outs across a year.

What We Do

Complete plumbing, done properly

Angus is shaped by CFB Borden. Postings turn houses over on a schedule, so a lot of our work here is for people who have just moved in, or are about to hand keys back, and need a straight answer fast. Around that sit the newer Angus subdivisions and the rural Essa properties on wells.

Leak Detection

Leak Detection & Repair

The sandy ground around Angus and Baxter drains fast, so a leak can run a long time before it shows. We watch the meter and isolate, which finds slow losses that no amount of looking at the floor ever will.

Plumbing problems we see most in Angus

What the housing, the ground and the water actually do here

Sewer laterals bellied in sandy ground

Sand shifts, and a lateral that was laid straight can develop a low spot that holds water. The symptom is a drain that runs fine for weeks then backs up for no obvious reason, then clears after a snake and does it again a few months later. Snaking treats the symptom. A camera run shows you the belly, and then you can decide between a spot repair and living with a maintenance schedule.

Shallow supply and drain runs close to frost

Some of the older properties around Angus and out toward Baxter have runs buried shallower than current practice allows, from a time when standards and expectations were different. They survive most winters and fail in the cold ones. Where we cannot bury deeper, insulation and heat trace on the exposed section is usually the practical fix.

Rental and posting-cycle turnover

Houses that change tenants often accumulate small unreported faults: a running toilet nobody mentioned, a shutoff that has been seized for two years, a slow drain someone has been living with. We do full walkthrough inspections between tenancies and hand over a written list with priorities, which is a great deal cheaper than discovering the same items one emergency at a time.

Wells and iron out through Ivy and Utopia

Once you leave the serviced streets you are on a well, a pressure tank and usually some form of iron filtration. The complaints are staining, a sulphur smell and pumps that cycle every few seconds. Short cycling is a pressure tank problem far more often than a pump problem, and we check that before anyone spends money on a pump.

I had a severely clogged kitchen drain pipe. I had tried to snake it myself with no success. I called Plumbify with very short notice and they showed up at 5:30pm the same day and cleared up my issue within 45 minutes. They were less that half the price of the next best option who could not come for almost 48 hours and 1/5th of the price of a commercial company who told me it was so expensive because “my equipment is very expensive”. Very friendly team, cleaned up like they were never there. I will call them again.

The calls we actually get, and what they look like here

Every job below is one a customer went on to review us for. Underneath each one is what that same call usually looks like on a Angus property.

Bathroom supply and drain lines installed by Plumbify

Bathroom plumbing fault fixed on time

The customer went looking online for a reliable plumber, and the bathroom problem was done properly and on time with communication throughout. In Angus that is most of the job: when you are working to a posting or a handover date, on time is not a nice extra.

Plumbify plumber repairing a failed bathroom pipe in a wall

Bathroom pipe repaired on the first visit

A failed bathroom pipe repaired well by a technician the customer described as polite. In the sandy ground around Angus and Baxter, a small pipe failure can lose water for weeks before anything shows on a floor, so we check the meter as well as the pipe.

Same-day drain clearing at short notice

Booked at very short notice, on site at 5:30 that day, blocked kitchen line cleared inside 45 minutes. High-turnover housing around the base gives us this call constantly, and when it is a repeat we camera the line so you have something to show whoever owns the property.

Plumbing questions from Angus homeowners

What people in Angus ask us before they book

  • Twenty minutes on Highway 90 in normal traffic, which makes Angus one of the easiest places on our list. Same-day is normal here rather than a stretch, and for an active leak we will tell you on the phone roughly when a truck can be there.

  • Yes, and it is regular work for us here. We inspect the whole system, test fixtures and shutoffs, camera the lateral if that is part of what you need, and give you a written report with what is failing, what is simply aged, and what each repair costs. Give us the deadline when you book so we can commit to it properly.

  • In Angus that pattern usually means a belly in the lateral. Sand settles, the pipe develops a low spot, and waste sits in it until it blocks. Snaking clears it and it comes back on roughly the same cycle. A camera run tells you where the low spot is and how bad it is, and from there you can make a real decision instead of paying for the same snake twice a year.

  • All of them, plus Egbert and Colwell. Those addresses are on the same run for us. Most are on wells and septic, which is normal work here rather than a special case, so mention your setup when you call and we will bring what we need the first time.

  • That depends on how long you have and whether you own or rent. If you are in the house for three years, a failing tank is worth replacing and a cosmetic fixture upgrade usually is not. If you own and expect to sell at the end of the posting, a camera inspection of the lateral is cheap insurance against a surprise on someone else's home inspection. We will give you the version of the advice that fits your timeline, not the biggest job on the list.

  • Yes. For rentals around Angus and the base perimeter we write up what we found, what caused it and what we did, in plain language rather than trade shorthand, and we include camera footage when we have run a line. Repeat blockages in a high-turnover house are an argument waiting to happen, and a documented cause settles it faster than anyone's word against anyone else's.
